When we escort people around your house and present it, we find applicants tend to relax more and take their time when viewing. This means they can make an informed decision on whether or not they want to put an offer on your house. Our negotiators will then help you decide who the right buyer is for your home.

Negotiating

Getting you the best price for your property is what we are here for. When an offer is made, it is not just a case of accept or decline. You might need to negotiate to agree on a price. An estate agent will do this for you, making sure you get as much as you can for your property.

Once you have agreed on a price, we need to check that the buyer is financially qualified and can afford their offer. Not all buyers who offer have spoken to a financial advisor before offering, which means they cannot provide us with evidence that they can afford the property. We have a financial advisor in house who can be contacted via phone, email or at his office, and is there to help financially qualify potential buyers. This helps buyers to get what they need to secure properties quickly and also provides us with the confirmation we need for our vendors.

When a potential buyer makes an offer after selling their own property, we need to have their chain confirmed. Harrisons will fully check the whole chain to make sure the buyer is in a good position which leads to us recommending an offer. Until we can fully check all avenues, we will continue to find you a better buyer.

We will work to get you the best price, we can advise you on any offer that comes in. We use our experience to determine whether it is the best price and if the buyer is reliable and financially capable to proceed with the sale. Progression

Between accepting an offer and exchanging contracts, there is a lot of work to be done. Harrisons Residential aim to take the stress away from you and work with solicitors to get the deal through. They will get detailed updates from solicitors and work to resolve any hold ups. This can be a long drawn out process at times, however we are dedicated to pushing this to the very end!
